Moir Park manages a light industrial real estate investment strategy through Moir Park Properties LLC (the “Fund”) and Moir Park Industrial LLC (the “Master Fund”). The Funds target niche asset types with an emphasis on the rental equipment industry. As of September 2018, the Funds have over $50 million of assets closed or under contract.   

Moir Park’s investment process aims to allow the Fund to source, underwrite and acquire single or multi-site transactions at attractive prices. Moir Park’s experience in the strategy has created a disciplined process backed by a proprietary network of relationships to find and diligence light industrial properties tenanted by regional or national tenants with strong site-level fundamentals and operating metrics.

Litigation Finance

Moir Park deploys capital into the litigation finance investment strategy through its joint venture in Mustang Funding, LLC (“Mustang”), a litigation finance company that administrates and manages funding opportunities in the litigation industry. Mustang’s mission is to build reliable relationships by providing best-in-class capital solutions for both law firms and plaintiffs.

Litigation finance is an empirically proven investment strategy with no correlation to the broader debt or equity markets or traditional private equity strategies. The funding of capital, to plaintiff cases and litigation law firms representing plaintiffs, is underwritten against the success of the case and as a conservative percent against the expected settlement value. Through the experience of its investment team and its operating partners, Mustang Funding has worked with over 100 law firms and 200 plaintiffs.

Opportunistic

Moir Park’s principals have invested over $3.0 billion of capital across the alternative asset sector and private equity platforms since 2005. Through their experience, the team’s core competencies have included distressed debt and company investments, distressed asset acquisitions, acquiring and managing tax lien portfolios, real estate and litigation finance. We seek opportunities that are overlooked by larger funds, undervalued and align with our core competencies.
