Moir Park Capital is a Wayzata, Minnesota-based alternative asset manager focused exclusively on industrial outdoor storage (IOS) assets across the United States. Our founder began acquiring IOS assets in 2014 — before the asset class had an institutional name — and has completed more than 120 acquisitions since.
Moir Park offers investors a strategy intended to provide current yield and low correlation to the broader commercial real estate market with a focus on capital preservation.

The foundation of Moir Park’s alternative asset management experience began during Wayzata Investment Partner’s first year of operation. The Founding Principal of Moir Park has invested $2.0 billion of capital across the alternative asset sector, real estate and private equity platforms since 2005. The team seeks to utilize its experience and discipline to systematically source, underwrite and invest in real estate and alternative investment strategies.
Who We Are
Moir Park was founded in 2017 to institutionalize a strategy its founder had been executing since 2014: acquiring the mission-critical outdoor storage sites — equipment yards, laydown space, service facilities — that traditional real estate investors overlooked. Every asset in the portfolio has been sourced, underwritten and actively managed in-house.
Our tenants are national and regional operators in equipment rental, collision repair, transportation and industrial services. We know their businesses from the inside — our founder spent nearly four years on the board of one of the country's largest equipment rental companies — and we underwrite the business the building serves, not just the building.
More Than a Landlord
We work as a partner to our tenants: placing operators in vacant buildings, executing build-to-suits, funding site expansions and improvements, and structuring lease extensions that serve both sides. That discipline lets us own sites at or below market rents, in strong markets, with industry-leading tenants — and it's why our portfolio has remained fully occupied.

Moir Park manages an IOS real estate portfolio through Moir Park Properties LLC, Moir Park Properties II LP, Moir Park Properties III LP (the “Funds”). The Funds target light industrial facilities with outside storage with an emphasis on specific tenants. Moir Park’s portfolio consists of 66 assets strategically positioned across the United States.
Moir Park’s investment process allows the Fund to source, underwrite, acquire and manage attractive off- and on-market transactions. Moir Park’s experience in the strategy has created a disciplined process backed by a proprietary network of relationships to find and diligence IOS facilities tenanted by regional or national tenants with strong site-level fundamentals and operating metrics.
Moir Park seeks opportunities that are overlooked by traditional real estate investors, undervalued and aligned with our core competencies. The Founding Principal has invested $2.0 billion of capital across the alternative asset space since 2005. Through their experience, the team’s core competencies have included real estate, distressed debt and company investments, and distressed asset acquisitions.
